Project Process

Consultation and design

We will visit your property to understand your vision and assess the potential project. Our team will assist you in determining the type of extension or loft conversion that best suits your needs.

Planning and permission

Our experienced architect will visit your property to take measurements and prepare drawings for your project. Subsequently, our structural engineer will calculate all the necessary construction details to support the proposed home improvements. This process typically takes 2-3 weeks. Once the drawings are agreed upon, they will be submitted to your local authority for planning approval, which usually takes approximately 8 weeks.

Party wall notice

During the planning application process, you are required to submit a Party Wall Notice to your neighbours. We recommend doing this as early as possible to enable work to start immediately after receiving permission from the local authorities. We can assist you with this process.

Building Regulations

A few weeks before construction work begins, we can apply for Building Regulations on your behalf.

Thames Water

If your proposal involves building over or near public sewers, or requires new connections, the agreement of Thames Water Utilities Ltd must be obtained before work commences.

Quotation

If the paperwork is prepared by our architect, we will provide an early quotation and contract based on your needs or budget. If you have prepared the paperwork with your own architect, we will visit your property to understand your project and needs. Within 1-2 weeks, we will prepare a detailed quotation for you, complete with a weekly work schedule and payment schedule.

Contract

Congratulations! Upon choosing London Home Build, you will receive a contract for work, including a work schedule and payment schedule. Our weekly work schedule allows you to know and control what will be done each week. The work schedule will also inform you in advance when your actions will be required, such as the delivery of tiles, bathroom sanitaryware, kitchen, and some finishing, etc. Our payment schedule is based on the work schedule and involves weekly payments. During the entire project, you will pay only for completed work. After completing the project, we have a 3-month retention period for the final payment.

Commencement of work

The London Home Build team will arrive on the agreed day to start work. The building site will be prepared and protected. A skip will be delivered and scaffolding erected if required.

Building Work

Loft Conversion

Work on the loft conversion will take 6-10 weeks, depending on the type of loft conversion to be created:

• Rear dormer
• Rear dormer with roof terrace
• Hip to gable
• Mansard dormer
• L shaped dormer
• Velux conversion

 

Extension

Work on the extension will take 8-12 weeks, depending on the type of extension to be created:

• Single or double height
• Rear extension
• Side extension
• L shaped / wrap extension

Full house renovation/refurbishment

Full house renovation/refurbishment will take 5-20 weeks depending to the project

Building work time

Building works will occur Mon – Fri 8am – 5pm , Sat 8am – 1pm

Completion

Upon completion of your project, you will receive a guarantee for the works, a building control certificate, a gas safety certificate, and an electrical certificate.
